The advertised price of a flat for sale in Dhaka is rarely the amount that leaves your bank account. Understanding the per-square-foot rate is only the first step; registration cost, utility connection charges, parking and the corpus fund together add a meaningful percentage on top.
Where prices sit by area
Prime addresses such as Gulshan, Banani and Baridhara sit at the top of the market. Uttara, Bashundhara R/A and Mirpur DOHS offer a middle band that appeals to most families buying their first apartment in Dhaka, while emerging corridors around Purbachal reward buyers who can wait for infrastructure to arrive.
Costs beyond the per-square-foot rate
Budget separately for registration and stamp duty, gas and electricity connection, generator and lift share, car parking, and the building corpus fund. Ask your developer to write these into the allotment agreement so nothing appears as a surprise at handover.
What actually protects value
Two apartments at the same rate can behave very differently after five years. Clean land title, a RAJUK-approved plan matching the built floors, honest structural work and a functioning management committee are what keep resale value intact. Cheap per square foot is expensive if any of those are missing.
